Any lifting at seams should be repaired promptly as water beneath an EPDM seam can track considerable distances. EPDM can be walked on safely with soft-soled shoes.
If you still have an original felt flat roof, maintenance involves annual outlet clearing, checking lap integrity and monitoring for surface cracking. Felt is the most maintenance-intensive flat roofing system and the most likely to fail. In Guildford's Wey Valley suburbs, felt flat roofs from the 1980s are typically at or past end of life. Any felt flat roof that requires more than one patch repair per year is a candidate for full replacement.
